2025
On this day, our Sacramento home is back on the market. Our agent is
Parm Atwal of Keller
Williams. The list price is set to $675,000 ($263/square foot).
According to Investopedia.com, the current mortgage rate for a 30 year loan is 7.05% for people with excellent credit.
Parm Atwal, our realtor, held an open house. As a result, Arlyn and I had to pack up and leave to accomodate the event. We drive to Auburn to stay overnight.
In the meantime, here is the email our realtor sent out notifying customers about the open house.
A second weekend if Open Houses occurred. On Saturday, 1/25/2025, it was from 11 AM to 2 PM. On Sunday, 1/26/2025, it was from 12 PM to 3 PM.
Another open house, this time on Sunday, 2/2/2025, it was from 12 PM to 3 PM. No one comes. It rained alot.
At this point, we had five open houses and two private showings. There was offer that was ridiculously low. After discussing our options, Arlyn and I decided to lower the price from $675,000 to $659,000, a decrease of $16,000. The feed back from the showings has been very positive with only one negative, the price point. Hopefully, by lowering the price, we can address this.
Sunday, February 9th, 2025, is Superbowl weekend. So we asked for no showings and open houses for that day. But we did have a showing and an open house on Saturday, February 8th, 2025.
Both the sellers and buyers agree to a price. We are now in a state called 'in contract.'
The accepted offer pushed the sale of the house into a pending state.
